Kate's Sample Marketing Plan

  1. I schedule an Initial Meeting to understand your needs, view your home, measure the rooms, take pictures and note the special features and condition. I will then discuss with you the features you think are strong selling points.
  2. Next is a complimentary market analysis and present it to you along with marketing suggestions. I take the time to explain the whole marketing process, from the listing to the closing of Title to ensure you know what to expect.
  3. I will suggest a listing price range and give you an estimated sales price based upon recent comparable sales and current competition, then we can decide at what price to start marketing your home.
  4. I will list with the Multiple Listing Service which produces wider exposure for your property and often results in a higher sales price and a shorter sales cycle.
  5. With your permission, I will place a "FOR SALE" sign on the property and install a lock box for increased access, so that you don't have to stay around to show or let potential buyers in.
  6. Within 7 days of listing, or at your convenience, I will schedule a broker's open house and we will also decide upon the public open house schedule.
  7. I will list your property on my Internet site with color photos of your home at http://www.castellone.com. Other brokers and buyers can call or e-mail me to see your home. My e-mail address: kate@castellone.com and my cell phone is 908-313-8709.
  8. When I multiple list your property I will arrange for your property to be put on http://www.Realtor.com which is linked to our Garden State MLS via http://www.GSMLS.com which will have up to 10 color photos of your home. This puts your property on major internet sites which is the most advanced way of promoting your home to all buyers.
  9. I will also announce your home to the many people registered for my email "New Properties Listed" updates... this is sent immediately to anyone registered on my site who is looking for new properties in this area.
  10. I will personally write the home advertisement to grab attention and promote action asa well as prepare a full feature sheet to be left in the house.
  11. I will place an advertisement in one or more of the following local publications: The Westfield Leader/Scotch Plains, Fanwood Times, Suburban News, Harmon Homes, etc.
  12. I will send "Just listed" cards to neighbors.
  13. And most importantly, please trust that I will communicate with you on a regular basis to ensure your needs and expectations are met. I am motivated and totally focused on making this an enjoyable experience for you with an outstanding result --the highest dollar amount in the shortest amount of time.
